This is a free consultation where we get to hear all about your project plans, your existing home, your needs and wants and journey to-date. We also get the opportunity to explain our services, our approach and provide guidance on next steps. This informal conversation is critical to ensure we can offer a solution to your needs and that HDMB is best suited to deliver your project.

Site inspection and project brief meeting
We take the time to meet with you at your home to discuss your requirements, needs, ideas, budget, and to explain construction options. The discovery process is taken to the next level and a basic brief is developed. We document everything available to us at this point, existing floor area, site access, construction type, site gradient, quality of existing building etc. We explain the outline of permissible design given existing conditions. These elements set the design parameters for the concept development of your plans.

Concept Development
Your needs and wants are now transferred to the screen. There are multiple ways to design an addition, however, by studying your existing building and your ‘must haves’ and budget there is generally an obvious and sensible design awaiting. We present a selection of layouts for discussion and develop these until you are content with the proposed design in concept.

Budget Estimate -
Opinion of probable Cost
This is where HDMB differ from most architects and designers, as a design and construct company, we are able to advise on project budget at critical design stages. We understand that budget is a major design element and must be considered. At this point we run a series of algorithms to create a realistic estimate (an opinion of probable cost). This figure is based on the extent of proposed works, site conditions and level of architectural detail required. It also considers materials and labour costs relevant to that point in time. If the budget estimate looks achievable, you then move to the next stage. If not, we revisit the concept plan together and adjust to better suit your budget.

DA or Complying Development?
Proposed development falls into 3 categories.
1) Exempt Development – Minor works not requiring approval.
2) Complying Development - Projects designed within allowable parameters. A planning policy designed for fast-tracked approval.
3) All other development - Works requiring approval via a DA.
At this stage we check if your project can fit within the Complying Development framework. If so, we generally recommend tailoring the design to comply with this planning policy.
If not, we have a few more options with the design, however, the process requires a higher level of consideration and documentation with its application.
It is important we pick an approval process at concept level as this will determine our next steps during design development.
HDMB have extensive knowledge of local council regulations and approval processes and we will explain all options and their pros and cons at this stage in the process.

Your concept plans are now developed into working architectural drawings and all required detail is added for your approval application. We work with you to ensure the design meets your requirements, both aesthetically and functionally.

Budget Estimate Check – Updated opinion of probable cost
Now that your plans are fully developed, we stop and recalculate the budget estimate (an updated opinion of probable cost). This ensures the plans have stayed on track.
If the budget estimate still looks good, you then move to the next stage. If not, we revisit the design together and make some minor adjustments.

Planning application and approvals
Development Application – Your plans and documentation are compiled and submitted to your local council for determination.
Complying Development – Your plans are supplemented with a few additional documents (i.e. structural and stormwater plans etc) to a building certifier, this can either be through council or a privately registered certifier. Under this planning policy the complying plans will be automatically approved.

Construction Certificate and development of construction documentation
Your project plans have now been approved, congratulations!
If your project was approved via a DA, HDMB will now guide you through the Construction Certificate process. This is where you engage a building certifier and complete all regulatory reports and additional documentation prior to commencing construction.
If your project was approved as Complying Development, you will not need to apply for a Construction Certificate. You may still require some additional construction documentation detail. i.e. electrical and lighting plans, fittings schedules etc. to complete your construction plans ready for detailed pricing.
We will guide you through every step so no need to worry about the finer detail.

We will work with you to ensure all your options have been considered and all specifications and finishes have been referenced. This allows pricing to the absolute detail and reduces the need for contingencies or having to ‘design as you go’.
Your projects' ‘scope of works’ is now fully documented, and all inclusions and exclusions are itemised for clarity.
We use industry standard Master Builders Association contracts. This ensures all compliance and legalities are met from the onset.

Project Schedule
You have now been allocated a construction slot and your commencement date is set. HDMB will issue you access to your online project portal. From here you will follow the detailed schedule, view important dates and milestones, receive live updates, regular communication, and weekly documented progress reports with photos.

Construction
This is the easy bit.
As Principal Contractor HDMB will take responsibility of your home. Our detailed project management and quality control systems ensure a smooth process.
We encourage fortnightly site meetings with yourself throughout the project, however, you can also sit back and watch it all from the portal. Either way, you will be more than comfortable with consistent communication and live site updates.

Final Completion and Project Handover
We invite you to site 10 days prior to handover where we complete a detailed walk through. This ensures any remaining items and minor adjustments can be recorded and addressed prior to handover of your home.
Handover day is here!
We will issue you with keys, manuals and warranties and walk through the project with you to answer any questions you may have. You are then left with your completed home, ready for a glass of wine and to settle in.

Our ongoing commitment
You will be provided with a 90-day aftercare maintenance period following handover. We are more than happy to attend to any requests or minor adjustments as you settle into your new home.
HDMB also offer a full 6-year structural warranty on all works.
